How do you select assets?
We have a dedicated research & acquisition team which considers numerous parameters including but not limited to asset quality, micro-market, social infrastructure, office spaces, educational hubs, connectivity and much more before shortlisting any asset.
What happens in case the co-living operator exits the deal before maturity?
There will be an exclusive lock-in period for the co-living brand defined in the service agreement. Either party if exiting within the lock-in period, will be penalised in case of breach of contract as per the agreement.
Will there be a separate service agreement with the co-living operator?
Yes, there'll be an exclusive service agreement between the investor & the co-living operator.
Post the exit of co-living operator, will I get a furnished apartment back?
Yes, you'll get the property in it's original furnishing post the exit of co-living brand.
Will there be a lock-in for the co-living operator?
Yes, there'll be a long term lock-in period for the co-living brand & the same will be defined in the service agreement.
How is this investment secured & who will do the due-diligence?
Due-Diligence for these assets is performed rigorously by Zeassetz as well as the Co-living brand. Also, these properties come with the required real estate approvals like RERA Certification along with project approvals & loan sanctions/credit facility by the leading financial institutions.
Who will assist for the bank loans?
Our team based centrally & locally will support you in connecting with the financial institutions for home loans and will closely monitor the entire process.
Will there be home loans for the properties listed?
Yes, there'll be home loans provided by the leading financial institutions.
Who will bear the maintenance cost?
Maintenance charge will be paid by the investor as per the market standard. Internal maintenance of the asset will be taken care by the co-living operator.
Can I use this property for self-use?
Yes, you can have the property for self-usage post the exit of the co-living operator as per the terms defined in the service agreement.
How are you different from traditional real estate investing?

Who will provide the rental assurance?
We provide investment opportunities which are pre-leased in nature & are backed by a leading co-living brand for a long period of time.
Will the rental distribution be monthly/quarterly/half yearly or yearly?
It will be on a monthly basis and will be credited before the 15th of the following month.
When will I start getting rentals?
Rentals will be generated post the completion of fit-out & the defined grace period in the service agreement.
Who will pay my yield/rental?
Our partner co-living brand will pay the rental on a monthly basis along with the defined yearly escalations.
How do we provide higher ROIs?
Our co-living brand ties up with the leading corporates & educational institutions in the nearby micro-market and focus on achieving comparatively higher rentals. Also, our design team works closely with the developer in optimizing the living efficiency and aesthetics of the property which ensures a higher rental yield.
Why should I invest in a residential property & not in a commercial property which has higher ROIs?
Commercial properties are always on a higher side in terms of Capital & Overheads Cost, when compared to our properties. Also, our investments come with a facility of home loan along with tax benefits which aren't available in a commercial asset investment.
What kind of returns can I expect?
Our returns will be 2-3x higher than the average traditional market rentals.
